Sellers simply want to get the highest price possible for their home. And sometimes, that means hiding a few things in plain sight.
๐ฉ 1: Fresh paint in only one room
If every wall in the house looks dated except for one room with brand-new paint, ask why. A freshly painted area can sometimes be covering water damage, repairs, mold, stains, or other issues. If a seller is investing in a full refresh, itโs usually the entire homeโnot just one room.
๐ฉ 2: Rugs in unusual places
A rug in the living room makes sense. A rug randomly placed in the kitchen or hallway? Take a closer look. It could be hiding damaged flooring, stains, cracks, or worn-out surfaces. Donโt be afraid to move itโyouโre allowed to inspect.
๐ฉ 3: Candles and air fresheners everywhere
One candle can be part of staging. Air fresheners in every room can be a different story. They may be covering pet odors, mildew, smoke, or other unwanted smells. If the scent is overwhelming, start asking questions.
๐ฉ 4: Furniture placed in odd spots
A couch blocking part of a wall. A dresser positioned where it doesnโt belong. Sometimes furniture placement isnโt about designโit may be hiding wall damage, cracks, stains, or patchwork repairs.
๐ฉ 5: The AC isnโt running during the showing
If the AC isnโt on during a showing, pay attention. Sellers may be trying to avoid drawing attention to a faulty system, refrigerant leak, or costly repair. Replacing an HVAC unit can cost thousands, so make sure itโs working properly before moving forward.
๐ฉ 6: Utilities are โtemporarily unavailableโ
The pool pump is "off." The dishwasher is "being repaired." The water heater is "scheduled for service." If something isnโt working during the showing, assume thereโs an issue until itโs verified otherwise. Have your inspector test and confirm everything.
THE REALITY: None of these signs automatically mean the seller is being dishonest or that the home is a bad purchase. They simply mean you need to do your homework and work with an agent who knows what to look for and isnโt afraid to ask the tough questions.
