πΊ Service Brewing Co. β Veteran-owned, Savannah-proud, and the beer is fantastic. The story behind this place is as good as what's on tap. A must.
β΄οΈ The Belles Ferry β free ride across the river to Hutchinson Island. Four boats, each named for a remarkable woman in Savannah history. It takes about 4 minutes and it never gets old.
π¦ Bonaventure Cemetery at golden hour β I know that sounds odd but trust me. It's one of the most beautiful places in the entire South. Live oaks, Spanish moss, river views. Pure peace.
π Port of Savannah watch from River Street β We are one of the busiest ports in the country. Watching those massive cargo ships glide silently past the cobblestones is weirdly mesmerizing.
πΉ A rooftop bar at sunset β Savannah's skyline and the Savannah River stretching out in front of you, cocktail in hand, warm breeze coming off the water. There is no better way to end a day in this city. None.
π¨ The Starland District on a weekend evening β Art studios, live music, great food, local energy. This neighborhood has completely come into its own.
π» A ghost tour β even if you're skeptical (I was). Savannah has 300 years of stories and this city absolutely leans in. It's genuinely fun.
ποΈ Tybee Island, any time β 20 minutes from downtown and it feels like a world away. Climb the lighthouse. Eat at a picnic table. Bring the dogs.
I've lived here long enough to know: you never run out of reasons to love this place.

The call I got last week said it better than I ever could.

Most buyers budget carefully for their down payment β then get surprised at the closing table.
Closing costs typically run 2β5% of the purchase price. On a $400,000 home, that's $8,000β$20,000 due at closing, on top of your down payment.
Here's what's usually included:
π° Lender origination fees
π° Title insurance and settlement fees
π° Appraisal and inspection costs
π° Prepaid taxes and homeowners insurance
π° Attorney fees (where required)
The good news: some of these are negotiable. Sellers can sometimes contribute credits. Lenders can roll certain costs into the rate.
But you have to know to ask.
First-time buyers especially β read your Loan Estimate carefully and ask your agent what's standard in your market before you get to the table.
Knowledge is the only thing that removes surprises from this process.
