This closing meant a lot to everyone involved.

The sellers had relocated for work and suddenly found themselves in a difficult position — carrying two mortgages in two different states.

They had previously tried selling with another agent, but the home never sold.

When they called me, we quickly built a strategy around pricing, presentation, and timing to reposition the property in the market.

We secured a buyer and opened escrow, but the process became longer than expected as we worked through the lender to approve the short sale.

After months of back-and-forth with the bank, we finally received the clear to close.

The sellers can now move forward with their new chapter in Nevada — without the burden of two homes.

Sometimes the most meaningful part of this job is helping people move forward when they feel stuck.

Mortgage rates have been moving again — and it’s starting to bring buyers back into the market.

Rates briefly dropped below 6% recently before moving back into the low-6% range. Even small changes like that can influence how buyers think about timing and affordability.

What I’m seeing locally is a market that’s becoming more balanced.

Buyers have a bit more inventory to choose from, and sellers are seeing that preparation and pricing strategy matter more than ever.

In other words — this isn’t the frenzy market we saw a few years ago, but activity is definitely picking up as we head toward spring.
