📊 Average vs. Median: What’s the Difference?

If you’ve ever heard a housing market report say, “The average home price increased by 10%,” there’s an important question you should ask:

👉 Is that the average… or the median?
While they may sound similar, they can tell very different stories.

A few extremely expensive home sales can dramatically increase the average price, making it seem like the entire market is rising faster than it actually is. The median, on the other hand, shows the middle sale price and is often a better reflection of what a typical buyer or seller is experiencing. The same holds true for time on the market.

Understanding the difference can help you make better decisions when buying, selling, investing, or simply trying to understand what’s happening in the market.
