The Crow Woods community is under construction! For this small-scale cooperative housing complex designed for an intentional community, HYBRID’s integrated develop-design-build process enabled all of the community’s goals to be met: affordability, accessibility, efficiency, flexibility, serenity, and proximity to nature.
HYBRID ASSEMBLY works in-house with the development & architecture studios to control costs from the project’s inception through completion. Tapping into our collective knowledge and experience ensures we can provide an efficient, affordable end product with beautifully executed details.
Because HYBRID was involved in every phase of the process, we were able to tailor the project during permitting and construction. Building it ourselves makes it easy to continue to customize and hone in the design for the end users. The close relationship between HYBRID’s real estate development, design and construction studios also enables us to experiment with new building systems and uphold the design integrity of the vision.

HYBRID is pleased to introduce Crow Woods, a high concept, community-led cooperative housing development. Formerly nicknamed “Jane’s Co-Housing” and “Towering Trees”, the project was spearheaded by Jane Lester who then teamed up with Marjorie Design (project manager & co-housing consultant) to “create a vibrant and joyful neighborhood where she and her fellow residents could truly thrive.”
Enter HYBRID DEVELOPMENT, whose mission is to empower home owners with editorial control over the redevelopment of their neighborhoods. In this case, Jane brought us in as a consultant rather than a stakeholder. HYBRID helped her make the most of limited resources by putting together a development pro forma to forecast project costs, advising on construction financing, finding the right property, and producing marketing materials to attract potential members to the community.
The core of the project is a values-driven vision of community and collaboration which is quickly materialising into reality with 9 homes under construction. At the forefront of this intentional community initiative are ideals of social, ecological & financial sustainability, aging in place & adaptable spaces, and the natural support network that emerges when people come together with consolidated goals, interests, & resources.
Our innovative co-development financing model facilitates the pooling of resources, leveraging of professional expertise, process efficiencies and economies of scale to make healthy habitats and custom homes attainable to folks who might otherwise be priced out of their city.

On a steep lot that would have traditionally been deemed unbuildable, Hybrid designed and built Hill House: an adaptable single-family home featuring a wrap-around porch and unexpected privacy for an urban dwelling, not to mention amazing views of Seattle and the mountains beyond. The home includes an ADU on the lower level, as well as a flex space with moveable full-height wardrobes that allow the space to be reconfigured at-will by the homeowners.Engaging in socially responsible architecture is an integral part of Hybrid‘s philosophy of practice that's why for Hill House, the firm partnered with a longtime Seattle resident to turn their oversized lot into a total of three homes. Keeping the existing home, two additional lots were subdivided from the original parcel one lot went to building a custom home for the existing home owner and on the other, Hybrid designed, built, and developed the Hill House.

Steel Stacks in Plan:The design of the massing was broken into two adjacent volumes, breaking the scale down into smaller structures that shift from north to south allowing each set of units to take advantage of additional light, view and fresh air at the corners. This shift in building mass preserves the open space between each adjacent neighbor, minimizing solar interference and building mass directly along the property line. Green space buffers all sides of the structure.
Each townhouse unit entry was carefully considered so that each unit has a distinct entry and unique identity accessed along a connecting pedestrian sidewalk that runs the length of the new development from the existing cafe patio on the west, to the parking area and trash courtyard along the alley on the east. This pedestrian street allows the units direct access to the neighborhood's amenities, system of sidewalks and city streets and also serves as the main organizational datum that all functions of the development relate to.
