Helping Buyers find homes in neighborhoods they love and achieving the maximum value for sellers. Serving Buyers, Sellers and Investors since 2007
05/29/2026
June in Seattle is when the city finally shows off.
The sun sticks around past 9. The waterfront comes alive. Pride takes over downtown. The Mariners are home for ten days straight. And the Marymoor concerts kick off the kind of summer nights I'll be telling people about in October.
This month is also when the market starts moving in interesting ways. Buyers have a little more room to negotiate than they've had in a while. Sellers who price thoughtfully and present well are still seeing strong results.
If you've been waiting for a sign to make a move, June tends to be it.
Save this for the events. Share it with the friend who keeps saying they'd love Seattle if they ever visited.
Are your listing photos hurting your sale?
When I walk into a home I’m about to list, I’m not just checking boxes. I’m setting the tone. The way the bed is made. The way the table is set. The way the light hits as you walk through the door. These are the things that make a buyer stop and lean in.
Every home deserves to be shown at its best. And every seller deserves an agent who treats the listing like it’s their own.
Ready to list with someone who cares about the small stuff? Let’s talk.
Private listings are becoming illegal in Washington.
And honestly? I think that’s better for consumers.
The more people who see your home, the more opportunity you create — while also avoiding potential fair housing issues that can come with limiting who properties are marketed to.
More exposure. More transparency. Better outcomes.
If you’re curious how this changes buying or selling in Washington, let’s talk.
The single most important thing a seller can get right is the price.
This Capitol Hill listing came on at $3.1 million banking entirely on the location. Walk inside and you find finishes built for one very specific buyer. Raw-wood floors. A bed hanging from the ceiling. A hot tub deck pointed straight at the neighbors.
When you price for the broadest buyer pool, you need to appeal to one. This won't.
If a real estate agent missed the mark 80% of the time, they'd be out of business. A circus animal could do better.
If I told a seller "I'll get your price right one out of five times," I wouldn't have a job.
So why is anyone still pricing their home off a Zestimate?
According to Zillow's own published accuracy data, the Zestimate only lands within 99% of the actual sale price 20% of the time.
That's not a pricing strategy. That's a guess.
Your home is too important to leave to an algorithm. Let's get you a real number.
