If I were listing my own home right now, I wouldn’t focus on doing everything, I’d focus on doing the right things.
Here’s how I’d approach it:
📊 Start with pricing strategy
I’d look at current market data, not past expectations, and price it to attract attention right away.
🧼 Focus on presentation
Clean, declutter, and make small updates where they matter most. First impressions (online and in person) would be a priority.
📸 Invest in strong marketing
Professional photos, thoughtful listing strategy, and making sure the home stands out from the start.
⏱️ Be ready for the first week
That initial window brings the most activity, so I’d make sure everything is dialed in before going live.
📍 Position it intentionally
Understanding the competition and how to make the home feel like the best option in its price range.

I’ve seen homeowners in Silver Spring invest tens of thousands into renovations before selling… only to question why it didn’t translate into a higher return.
