Had some business in Tysons this morning, which gave me the perfect excuse to stop by my favorite local coffee shop, Simply Social Coffee.

If you haven't been, it's worth the visit.

The staff is always incredibly friendly, the atmosphere is welcoming, and their Earl Grey tea remains one of my favorites. Today I tried the Marco Polo sub for breakfast, and it did not disappoint. It reminds me of a Bánh Mì in the way that it has cilantro, jalapenos and cabbage - but it takes on it's own identify with the shredded cheese, tomatoes and sweet chili sauce. It was filling without feeling heavy, and I love that they serve their meals with a side of fresh fruit.

It's amazing how much of a difference it makes when you start your day with good food, good people, and good energy.

One of my favorite things about Northern Virginia is discovering local businesses like this that help make a community feel like home.

Material Defects, when to disclose?

Virginia is a buyer beware state. In most residential transactions, sellers are not required to complete a lengthy disclosure form listing every defect in the home that they would in many other states, instead Virginia’s Residential Property Disclosure Act, largely tells buyers to conduct their own due diligence and inspections, however…

A seller cannot knowingly:
📝lie about unknown condition
📝intentionally conceal unknown material defect
📝commit fraud or misrepresentation
📝answer a direct question falsely

When thinking about material defects ask questions such as:

🤔was there a problem was it repaired?
☁️Is it still a problem?
🕵️‍♀️Is there evidence of ongoing issues
🫆would a reasonable buyer consider the information important

I tell homeowners to keep records of contractor invoices, permits, engineering, reports, warranty, documentations, and photos of the repairs if questions arise during a sale documentation is your best friend!! A lot of homeowners think that once a problem is fixed, it never has to be discussed again and that’s not always true. When in doubt, please reach out! 😊

Happy Pride Month. 🌈

One of the things I've always appreciated is seeing people have the confidence to be themselves and express who they are. 🥰

My appreciation for drag goes back to my time at George Mason University. I remember attending the annual drag competitions and being amazed by the creativity, talent, humor, and artistry involved. One memory that has always stuck with me was watching Ryan Allen, whose drag persona Reann Ballslee, won GMU Drag and was later crowned Ms. Mason in 2009. It was incredible to see the amount of work, support, and community that went into those performances.

This year was especially meaningful because my husband joined me for his FIRST drag show! We were invited by friends to attend a show at King & Rye in Old Town Alexandria, and it was a fun evening filled with laughter, music, creativity, and good company. Hosted by SAD Brunch with MC Pariah Sinclair, with dazzling performances from Veronica Maya, Jasmen Clitopatra, and Ariel Von Quinn, this is a brunch you won't want to miss.

No matter how you celebrate PRIDE, I hope you take a moment to be proud of who you are. The world is a better place when people are honest with themselves, accepting of others, and willing to lead with kindness and respect.

Be yourself. Celebrate others. Keep learning from people whose experiences may be different from your own.

Quick lunch stop at NVAR - Northern Virginia Association of Realtors® today!

Matthew is working through his Virginia Salesperson Pre-Licensing Course, and I got to sneak in a lunch date between classes.

I love that NVAR still hosts in-person training for new agents. The networking, conversations, and ability to learn directly from instructors adds so much value beyond the textbook.

And before the comments start... Bangkok Street Thai in Fairfax was today's lunch delivery. 😂

Super proud of this guy. Every new chapter starts with learning, and he's putting in the work. Looking forward to seeing where this journey takes him. 💙🥰

There’s something special about local community staples.

We kept hearing about the cinnamon sourdough loaf from Great Harvest Bread Co. at the Brambleton Farmers Market… but every single time we went, they were SOLD OUT. 😅

After more than a week of trying both the Herndon location and the market, we finally got our hands on one. And honestly? It lived up to the hype.

So naturally… we decided to try making our own at home.

One loaf is already gone, so I’d say the family approved. 😂

Funny enough, this is a lot like real estate and community building. Sometimes the best things take persistence, timing, trial and error, and a willingness to learn from others around you. The local spots, traditions, small businesses, and experiences are part of what truly makes a neighborhood feel like home.

That’s one of the reasons I love Northern Virginia communities so much, there’s always something new to discover, support, and share with family and friends. ✌️

And just like a good sourdough recipe… real estate is all about the right ingredients, patience, and knowing when the timing is right.
