Helping families in southwest Broward County upsize with my Sit Stay Sold™️ Method. I have been in sales for over 20 years. Where do I work?

This week I met with a South Florida seller to walk through her home and talk prep — genuinely one of my favorite parts of the job.

There’s something about seeing a home through a buyer’s eyes, spotting the small things that make a big impact, and helping a family get the highest return without overspending. It’s the heart of my Sit, Stay, Sold™ Method… and honestly, it’s where most of the magic happens.

As we walked room to room, we talked about what was overrated (aka: stop wasting money on this) and what’s underrated (aka: this is where buyers actually notice the difference).

And because I know so many Broward County sellers wonder the same things, here’s a little peek inside that conversation:

OVERRATED: Painting your kitchen cabinets white
Everyone thinks they need a “HGTV white kitchen” to sell — but not in 2025, and not in South Florida. Her warm wood cabinets matched her counters beautifully. Painting them would’ve opened up a can of worms, created a cheap look, and cost far more than it was worth.

UNDERRATED: Embracing what already works
Buyers care more about condition than color trends. A clean, well-maintained kitchen outperforms a rushed DIY paint job every time.

OVERRATED: Shoving everything into closets
Buyers DO open closets — especially in Broward where storage is precious.
If your closets are stuffed, buyers assume the home “doesn’t have enough space.”

UNDERRATED: Decluttering like you’re moving tomorrow
We removed 30–40% of items, and suddenly the closets looked bigger… because they were.

OVERRATED: Only cleaning what you can see
Drone photography is king now, and that roof that hasn’t been pressure washed since 2018? Buyers will absolutely notice.

UNDERRATED: Pressure washing roof → patio → driveway
If you live in Southwest Ranches, Davie, Pembroke Pines, or anywhere in humid South Florida, this one is HUGE. A clean roof alone can change how buyers feel before they ever step inside.

OVERRATED: Full bathroom remodels
You don’t need brand-new tile to sell.

UNDERRATED: Clean grout + fresh caulk
This screams “well-cared-for home” more than any new faucet ever could.

UNDERRATED BONUS ROUND (because you know I’m extra):
• Swapping yellowed outlet covers → instant refresh
• Brighter LED bulbs → better listing photos
• Repairing squeaky doors → signals great maintenance
• Neutralizing strong scents → the #1 thing buyers comment on
• Adding one focal point per room → buyers remember the “feeling”

Walking sellers through this process is truly one of my favorite things — there’s nothing better than helping someone prep their home the right way, so they get maximum value without unnecessary stress or spending.

If you're thinking about selling in Southwest Ranches, Davie, Cooper City, Plantation, or anywhere in Broward County, send me a message.

I’d love to walk your home with you, too — and show you exactly where to invest, where to save, and how to get your home market-ready with confidence.

When I first started helping families upsize in Broward County, I thought the goal was always the fancy neighborhood — the one with the gated entrance, the fountain, the palm-tree-lined sidewalks.

But then the calls started coming in…
“Kim, we got a violation because my mom parked in the street for 10 minutes.”
“They told us our boat trailer isn’t ‘aesthetically pleasing.’”
“Why am I paying $500 a month for a community pool my kids haven’t used since 2021?”

That’s when it hit me — sometimes the most over-hyped neighborhoods are the ones people feel the most restricted in.

Because sure, the lawns are perfect…
…but you can’t park your truck outside.
…the HOA has more opinions than your mother-in-law.
…and God forbid your dog barks past 7PM.

You know what families really want when they upsize?
Space for real life — muddy dogs, soccer cleats, boats, grandparents visiting with an extra car in the driveway.

Not perfection. Permission.

Not just square footage. Freedom to live in it.

So no — the “fancy ZIP code” doesn’t automatically mean happiness.
Sometimes the best neighborhood is the one where you can wave to your neighbors from your driveway… while your boat, dog, and kids run wild and no one sends you a violation letter.

Tell me there’s a wiggly puppy on my lap, a glass of wine in my hand, and tomorrow morning there will be strong coffee before I hit the gym — and I’m already buckling my seatbelt.

That’s my version of luxury.
Not handbags. Not bottle service.
Puppies. Wine. Coffee. Fitness. Repeat.

And honestly — that’s why so many of the people I help move in Broward County tell me the exact same thing when they start upsizing:

“It’s not about square footage — it’s about how I live.”

They want:
• a fenced yard so the dogs can run
• a bigger kitchen for wine nights and charcuterie boards
• a quiet home office with a coffee bar set-up
• a garage gym so fitness isn’t “one more thing” to drive to

When your lifestyle grows, your home usually has to grow with it.

I don’t sell houses — I help people build a life that actually fits the way they live. If an upgraded backyard, bigger kitchen, or one more room would make your everyday night-in feel like a YES… it might be time to talk about upsizing.

Curious what your next chapter in Broward could look like?
DM me “UPSIZE” and I’ll send over my Sit • Stay • SOLD™ guide for making that move without chaos.

My Story

I have been in sales for over 18 years. I started in the big box retail side of sales where I gained a high level of customer service skills and experience. From there I managed and eventually came to own a specialty retail store where we focus on customer satisfaction and service.

Where do I sell real estate? Since I have had retail locations in Palm Beach and Broward, I am extremely familiar with all areas between. I am the go-to agent and a resident in Cascada at Monterra in Cooper City as well. Recently I have partnered up with Fernando David to form Team PMI Premium Services Real Estate. Fernando specializes in investors and vacation rentals along with residential real estate. Fernando is also a business owner and has the same values when it comes to customer service. Did I mention he speaks Spanish?

What does this mean when we work as your real estate agents?

For buyers and sellers: No matter how what we are your first point of contact. You work directly with Fernando and myself, and not our staff. Our staff will assist us, in assisting you but we are always a phone call away.

For buyers: with our business and customer service experience we go above and beyond for our customers. We anticipate your needs, research properties in order to make the best use of your time. We ask questions to find out more about your needs and listen to your answers to show you the most desirable properties. When the time comes to make an offer, our extended comparable properties research will help us obtain the best price for you.

For sellers: Marketing is key. Having over 15 years experience in marketing my own retail business I use the most cutting edge ways to market your property. I know what works and what doesn't. I have the tools and the contacts to make sure you home is marketed to the exact buyer that is looking for your home. My pricing strategy is aggressive but attainable to bring you the highest price in the shortest amount of time. I provide my sellers with weekly open houses when possible to promote the listing.

If you are looking for a friendly, fun but professional real estate agents that have experience. Fernando and I are your team.
