So grateful I was connected to M + J to help them in their land purchase. As you know, we personally purchased our own land, developed and built a home on acreage, so I do feel uniquely qualified to support and empower others to do the same 😉
When someone purchases land there are three fundamental truths:
✔️There is ALWAYS risk in purchasing land.
✔️You MUST be involved in the process and due diligence.
✔️It's going to cost more than you think.
M+J came into the process with the determination required to purchase land. They understood there was risk and they knew what they were willing to take on. That's how I always hope my clients will move through the process.
We initially toured 4 plots of land, and they fell in love with one that we walked. As any good property does, it received multiple offers. My clients knew what the land was worth to them and they decided to move on.
After leaving town, they actually identified a new property and decided it was the perfect match. They hired someone to complete the perc testing and really took charge in all their due diligence. We quickly closed their purchase and now they are the proud owners of 20 Acres in Eastern WA 🌾

Four clients served in 6 transactions in the month of May 🎉
I am sharing stories of recently closed clients this week on my feed and this first one is a bit of a doozy 😅
These sweet repeat clients needed to purchase a home closer to town - acreage living is fun until diesel is $6/gallon and you're commuting 2+ hours/day. We originally listed their home last summer and in case you aren't in real estate - the market during that time was... slow. Like, really slow. After 30 days, we decide to pull the home off the market and wait until Spring. Due to self-employed income (which can be a little tricky), waiting until Spring actually helped these clients get a boost in their budget on their purchase too.
Fast forward to February, we were able to begin looking at homes again at a slightly higher price point and the home they'd been eyeing was still on the market. After touring 4 homes, it was the clear winner and we got to work negotiating an offer with a home sale contingency.
We were able to get their home on the market quickly, since all the marketing collateral was ready to go, but getting sold was anything but easy. After one failed contract, and an extension on the sale contingency timeline, we finally received an offer... that was also contingent on a home sale 😳
Yes... that means we had THREE houses involved. There was a ton of coordination, communication and thankfully two out of three parties were very cooperative.
About three months from contract to close - not easy, but a wonderful outcome for all! Congrats to T + S 👏
