As some of you know, I share a lot of advise of Dave Ramsey's team. Why? Because he cares about people not being broke.
So am I, especially when you buy or sell the most expensive asset!
Here is a good article about real estate trends in 2022, which is very true. We are already experiencing the rise of the interest rate, up to 3.7-3.8% compared to under 3% last year.

Do you believe in real estate miracles? I do after what happened to my buyers.

In short, I submitted an impossible, no chance kind of offer, that was accepted!

Here are the details:

We’ve been looking for a home with very dear to me people and found one they fell in love with from the first sight. Great neighborhood, beautiful house, close to everything they need. List price: $500,000. That was a lot for my buyers and they couldn’t do that.

But we decided to try and submitted the following offer: conventional loan, 3% down, seller has to pay closing costs and the purchase price is $450,000.
I told my buyers that they didn’t have a chance to get the offer accepted the way it was written, but we could try.
They wrote a nice letter to the seller, I did my best advocating for them in my email. The offer was sent.
The next day I received a counteroffer with accepted purchase price, but seller didn’t want to cover closing costs, which was more then fair 🙂
After a prayer and crunching some numbers my clients agreed to a counteroffer and the contract was signed.

I call it a miracle because in this kind of market you hardly see deals like this.
