Congrats to Dan and Janice on snagging this beautiful, rancher-style new construction home by . I had helped them sell their large home in Indian Trail back in May, as they were looking to downsize and achieve single-level living. We initially toured a different new construction community that was about 6 months out from completion (not an ideal timeline), so this completed home was a very lucky find at the perfect time. Plus, it was part of the Fall Festival of Homes tour, so it had a bunch of upgraded finishes that wouldn’t normally be included in a standard package! First, let’s all take a deep breath before we freak out about the decrease in median and average sales prices! New listings and the number of total homes available in September were both up from the month prior, which means buyers had more options. More inventory combined with the typical seasonal slowdown that tends to happen as we head into the cooler months and holidays have led to slight decreases in prices. Don’t let that worry you if you’re planning to sell or just bought a home and worried you overpaid. The market is still strong but not as crazy insane as it was in early Spring and all of Spokane’s economic markers indicate housing demand will remain high. Buyers - stay on it and definitely keep your eye on any properties that have been on the market for longer than 10-14 days. These were likely priced a bit high and ready for a price reduction. Great opportunity to snag a home without a bunch of competition! Sellers — continue to prepare and price your homes competitively and you will be fine. Deep breaths, everyone 😘
