Hiii 👋🏼👋🏼 I’m the face behind the IG posts 🤪 My name is Taylor Baugher & I run TaylorMade Real Estate, through the at ! I’ve been in the real estate realm since I was 15 years old! Making 2022 my 11th year! 🤯

I started off as an assistant to my mom, helping with our family property management company! I’d do small jobs like sending out mailers, answering phone calls & checking emails. From there I worked my way up and studied to get my license (on the second try 😅) at 18 years old! My first 6 months of being official, I worked property management full time AND sold FOUR homes to amazing clients that I’ll cherish forever. That same year, my mom decided to take a step back & I ran the company until she sold it! ✨

Fast forward a few years, I did real estate on & off but let my license go after I had my first little dude in 2017! I found myself in a very abusive marriage, had a second little dude, was able to get out of my abusive marriage & moved to NEVADA!🌵

I knew what I was good at so I made it happen! Within 6 months of living in Henderson, I took my courses & passed my Nevada Real Estate exam!⚡️

I’ve now been out here for almost 3 years & I’m still loving the real estate game! I throughly enjoy getting to know my clients on a higher level & truly finding what fits their needs and lifestyle the best. Other than that, I’m a paper nerd! 🤓 I absolutely LOVE transaction coordinating. It brings me such joy making sure things are being done right, efficient & in the best interests of my clients!

On a more personal note, here are 4 fun facts about me!
1. I am a total lake person. I enjoy wakeboarding, tubing with my kiddos, fishing & just taking in the fresh air and warm sun! ☀️
2. I have two little boys & they are Irish twins! Ridge, is 4 years old and named after a mountain ridge. Roan (Rhone), is 3 years old & is named after a Red Roan horse! 🐴
3. The best “pet” I ever had once my horse named Hank! I even have a small tattoo in honor of him that I got a week after he died. 🤍
4. I started my own Western Wear online store! I enjoy everything that western fashion has to offer & it brings so much happiness! 🙌🏻

Investing in a new home can be an overwhelming process all on its own, then add in trying to figure out if you should buy an existing home or build a custom one into the mix and your anxiety levels will soar. So, I’m here to help make that decision a little easier by giving you the pros and cons of each!



For all my DIYers, here are the pros & cons of building a new home ⬇️



Pros

✅ You have control over the design.
✅ You can customize any aspect of the home to ensure it both reflects your taste and fulfills your needs.
✅ You won’t have to deal with competing buyers over the house itself — once the land is yours, you’re set!
✅ A newer home = less ongoing maintenance costs.
✅ You don’t have to worry about toxic materials that might be found in an older, existing home.
✅ It can be more environment-friendly since newer homes are typically built with energy-efficiency in mind.



Cons

❌ Unexpected costs might come up during the build.
❌ Requires a lot more effort and time.
❌ It can be very stressful.
❌ You’ll have to landscape from scratch = more costs.
❌ Before you can even start building on your new plot of land, you’ll have to prepare it, including preparing utilities and having a road built onto it.



Pros & cons of purchasing an existing home ⬇️



✅ Less time waiting for construction.
✅ More options available in developed areas.
✅ You’ll have some landscaping already done for you.
✅ You always have the option to renovate the home to make it more to your liking when you have the time.
✅ Is typically less expensive than building.



❌ Can be time-consuming and stressful searching for a home (working with a realtor can alleviate some of the stress involved!)
❌ You may run into a bidding war competing for the house you want, which can cause even more stress.
❌ You likely won’t find the exact floorplan you’d like and will need to compromise on some features.
❌ Older homes have more maintenance issues and are less energy-efficient.
