Not all portions of the bulletin will be applicable to all tenants at all times. If you have any questions, concerns or suggestions please feel free to call us at (217) 679-2254.
For those tenants that rent their units from us, we ask that you please notify management if you discover water anywhere it shouldn’t be. These small leaks may not seem important at the time but if left unrepaired, can lead to major damage so PLEASE let us know so maintenance can take care of the small issue before it becomes a major problem.
If you have any questions or in need of maintenance we ask that you please call us at the above listed number. This number is a landline and does not have text capabilities so we will not receive any text messages that are sent. We also ask that you do not use Facebook messages or emails as a sole means for correspondences. If you do send electronic correspondences, PLEASE follow it up with a phone call. Facebook, Messenger and email are not checked as frequently as phone messages so there may be a delay in response to any requests. When I am off work, I always forward my calls to someone who will be happy to answer any questions and inform maintenance of any problems that need to be fixed. On days off, I don’t even turn my computer on so anything sent won’t be seen until I return.
Please be sure that checks and money orders are made out correctly. People who live in Charter Oaks on Terminal Avenue need to make their checks out to “Charter Oaks.” Those that live in Elm Crest Village on E. Carpenter Street need to make their checks out to “Elm Crest Village” or at least “Elm Crest.” Tenants living in Ridge Village on Ridge Avenue need to make them out to “Ridge Village.” Making checks payable to “Buddy’s Mobile Home Management” is incorrect making it a third party check when depositing it into the correct account and the bank is beginning to get stricter on this issue.

For tenants having difficulties paying their rent, several organizations are out there still able to help out with all or part of the rent that is due but you will need to initiate contact. I’ve had prior dealings with the Illinois Housing Development Authority (312) 883-2720 or toll free (888) 252-1119 or visit their website at https://ilrpp.ihda.org/; Sangamon County Community Resources (217) 535-3120; Capital Township (for residents of Charter Oaks and Ridge Village) (217) 525-1737; Springfield Township (for residents of Elm Crest Village) (217) 525-1464; and veterans may contact the Veterans Assistance Commission at (217) 753-6694. Please be aware that there are other organizations out there willing to help people out; these are simply the ones I’ve had prior experience with. Have them notify management at (217) 679-2254 for any documents they may need from us.
Please be mindful of your neighbors. Arguments should be kept inside and under no circumstances should they result in a fist fight. We want to encourage anyone witnessing this type of behavior or any suspicious activity to notify the police then notify management. We do not condone this type of behavior in any way, shape or form.
Any tenants that have rented one of our units before May 1, 2021, we’d like to ask that you check your air conditioning/furnace filters. Some filters can be cleaned and others are disposable and will need to be replaced. If they are dirty, please contact us at the above listed number so we can check and see what type they are and can tell you the size needed if they are indeed disposable. Once purchased, give us a call if you need us to switch them out for you. Clean filters help the a/c unit run more efficiently, keep the electricity bill down and also help to avoid added inconvenience if the a/c were to break down.

Our Story
This small mobile home park has 13 spots and is located on E. Carpenter Street in Springfield just north of Clear Lake Avenue and east of North Dirksen Parkway. Originally purchased in 1981, this park has become a senior housing community designated for people age 55 and older as of 2018. The owners have more than 50 years experience as landlords.
