✅ Industrial buildings: demand from e-commerce and warehousing stays strong, and new construction has dropped 63% since 2022 — meaning less competition for space
✅ Apartments: vacancy is holding steady at 5.2% even though a massive wave of new units hit the market
✅ Retail: the experiential shift is real — restaurants, fitness, entertainment are filling spaces that old storefronts couldn't
✅ Office: vacancy is finally starting to fall, led by high-quality buildings in major markets
✅ Data centers: AI is driving enormous demand — this might be the most exciting corner of CRE right now

The lending picture is also improving fast. Banks that were pulling back hard in 2023 are now much more open to commercial deals.
