Can I tell you something that surprises almost every homeowner I talk to? ⬇️

The value of your home on Zillow has nothing to do with whether you are properly insured.

Nothing.

Here is the difference.

Market value is what someone would pay for your home right now. It includes the land. The location. The neighborhood. The school district. The fact that the house three streets over just sold for a lot of money.

Replacement cost is what it would actually cost to rebuild your home from the ground up if it burned to the ground tomorrow. Labor. Materials. Permits. Debris removal. All of it.

Those two numbers are almost never the same. And in a lot of cases they are not even close. 😬

Construction costs have gone up significantly in the last few years. Labor is expensive. Materials are expensive. If your policy was written a few years ago and has never been updated your replacement cost estimate may be seriously behind where it needs to be.

That gap is called being underinsured. And you would only find out about it after a total loss when it is too late to do anything about it.
