A common occurrence in the current real estate market is appraisals coming in lower than the purchase price. This can be extremely detrimental to a home buyer, seller, or investor seeking to refinance.
If the difference of purchase price and appraisal is too great it could kill a sale. Then an appraisal dispute takes place.
As an experienced real estate broker/investor I always have comps supported by data before I list a home for a seller or make an offer on behalf of a buyer to justify value.
On this example the appraiser valued my duplex at 40k below market but after disputing with my data the lender went with the higher value. This would have effected my interest rate and the amount of cash I could have pulled out the property.
Attempting to sale, buy, or invest into real estate alone may appear cheaper on the frontend but could be extremely costly on the backend. Always have someone with experience on your side.
