A few details that matter more here than they would somewhere with an actual winter:
- We size the range hood for real cooking, not code minimum, because in Florida's weather, unvented moisture doesn't just disappear. It ends up warping your cabinet interiors.
- We plan the flow from the kitchen to the patio deliberately, so when you're hosting, food and drinks move outside without cutting through your main prep space.
- We go easy on open shelving. It looks great when styled well, but collects dust and moisture fast in this climate, so we use it as an accent rather than treating it as the whole cabinet plan.
What's the first thing in your current kitchen you'd update?
Here's the secret: most people spend their budget on the drapery fabric and forget the rod placement is doing the actual work.
• Standard 8 foot ceiling? Mount the rod 4 to 6 inches above the window frame.
• 9 or 10 foot ceiling on the main floor (a lot of new Tampa builds have this)?
Push the rod as close to the ceiling as you can, especially over those 8 foot sliders leading outside area.
Either way, extend the rod 4 to 10 inches past the frame on each side, so the panels clear the glass completely when open.
It's one of the most inexpensive changes in a build, but one that makes a big difference.

Custom upholstery is one of those commitments you want to get right the first time.
Three things we wish more clients knew before they ordered:
1. The sample isn’t the final piece. Order swatches and live with them for a few days in your actual space, in your actual light. If your home is still under construction, bring them somewhere with similar light conditions. Colors shift, textures feel different, and what worked on a screen sometimes doesn't work in a room.
2. Performance fabric isn’t a downgrade. Especially in Florida homes where humidity, UV exposure, and foot traffic are constants. There are performance options that look and feel like the real thing (and actually last like it too.)
3. Custom means no going back. Know your dimensions, confirm your pattern repeat, and understand the lead time before you sign off. Changes after production starts are expensive, and returns usually aren't an option.
Save this before your next upholstery convo.
Three things worth doing before anything else when designing your home:
1. Get clear on how you live before you start making selections. Square footage, style, and furniture budget are all downstream of "how do I actually use this space and what does it need to feel like?"
2. Hire a designer before construction starts. The conversations that happen in the planning phase are the ones that save you from the expensive ones that happen mid-build.
3. Make decisions with your life in five years in mind, not your inspiration board from last week. What's working now and what's going to feel dated or annoying once the novelty wears off?

Two chandeliers over one dining table. Here's why we didn't second-guess it.
The scale of the room called for it. One fixture would've floated and disappeared. Two anchor the table, balance the height of those steel-frame windows, and give the organic texture of the chandeliers room to actually register.
