Goodbye February — we are sooo ready for spring!!! 🌷🌸🩷 However, Galentine’s was in full force this year and I was here for it 👯‍♀️👯‍♀️

Here’s some February stats for you 👇 thanks to 👏
— February was higher than January in both average price sold and median price sold. This is an anomaly!!
— Despite median and average prices rising, total time on market is at a post-COVID high. It’s typically December and January that have the highest days on market. Feb 2026 was at 91 days.
— In February, on average, a home sold for about 1% less than what it was originally listed for.
— With 5,060 active listings, as far back as the this report goes (a very long time!), this is the most active February in the history of the dataset in terms of homes listed on the market. There are more active listings (specific to the month of February) in the history of ever for the Portland Metro.

We’ll have to see what March is up to as the month continues!

Coming into 2026 with a little bit of 🤪🤯😭😮‍💨🤩 Let’s talk January numbers from 👇👇👇

In our first month of the new year, we were at 4.3 months of inventory. That means if no new homes come onto the market, it would take just over 4 months to sell everything that is listed. It’s also the highest months of inventory we’ve seen since 2013!

Buyers are officially back in the game after hanging tight for the last few years after 2020-2022. We’ve seen that change quite drastically with multiple offers becoming more normal on high-interest homes. Homes are selling for about 2.5% less than their list price, which doesn’t even include seller credits.

February is typically the lowest month of the year, so January being at a 52-week low for pricing means we may see it even lower throughout the month of February.

Most likely, we are going to see rates continue to lower up until June 2026 when the new Chair of the Federal Reserve is chosen. This means more buyer activity, which is a great thing for sellers who have been trying to find the right match 💘
