Celebration time! Thank you to Nick and Elise for working with me to buy and sell. It's always the best feeling when friends reach out! I will say, something was in the air while we navigated the market: It was one curveball after another. Thankfully, Nick and Elise proved to be level headed and light hearted through the whole darn process! Big shoutout to Charity Anderson for being amazing through the loan process. Vacant Land, compared to its typical price point, can sometimes be more work than an actual house! Nevertheless, my client James and I persevered and now he is the proud owner of a parcel just a few miles away from Torch Lake.

Some common pitfalls to look out for when shopping for Vacant Land:

Is there a well and septic or is it municipal? Can we put a well and septic on the land (perk test)? Where are the actual lot lines? Should we get a survey? Is there an HOA? Is it wet?
