This one was a journey to say the least! This was by far the worst property we’ve bought (and that's saying something!) Legit, EVERYTHING needed redone! But, this place needed to be saved and I think it was worth it. Sadly, we don’t have many before pictures - but trust me, it was bad!!

Purchase Price: $250,000 - for both buildings - totaling ~4,200 square feet.
Rehab expense: $263,767, with holding costs, interest & a surprise TPO roof on the second building (Total invested- $513,767)
Route 66 Grant Reimbursement: - $34,806
Total out of pocket: $478,961
Rents: $1,000- Apt A, $985- Apt B, $1,555- 1000 ft commercial, $1,800- 2000 ft commercial (under market - a lease was in place) = $5,340/month - we pay water (~$125/month). This is a partial triple net (NNN) lease for the commercial spaces.
Appraisal - we haven’t done one since we rehabbed, but we expect ~$705,000 ($168 / foot)

This is approximately a 1.1% deal - rehabbed - not too bad!
Approx Equity: $226,000
