April 2025 has marked a significant milestone in the rental market, showcasing the 21st consecutive month of year-over-year rent decline for 0-2 bedroom properties.

With a median asking rent of $1,699, we see a modest dip of 1.7% compared to last year.

This trend is largely attributed to the influx of newly completed multifamily units, which has alleviated pricing pressures and led to a national rental vacancy rate of 7.1%, the highest since 2018.

As a result, renters are now dedicating only 23.4% of their income to housing costs, down from 24.7% last year, indicating improved affordability.

This is particularly encouraging for families in markets like Oklahoma City, where rent takes up just 16.7% of their monthly income.
