Prior to my Mom's passing, she sat with me and went over clothing, outfits that she wanted me to take home with me when the time came. She knew how much I loved her wardrobe and although we were different in height, some of the items would do me justice. Well, needless to say, I followed my Mom's instructions and prepared my boxes. Although my brother and sister reneged on the estate paying for the shipping, I handled the costs myself. And I am so happy I did, because there isn't a day that goes by where someone does not comment on the outfits I am wearing. This is a constant reminder of my Mom to me as if she was still here. Not only that some of them still have the smell of her lovely perfumes. I have such deep gratitude and am so lucky to have the remembrance of my mom with me daily. Sometimes it is just the little things that matter to you most.

Another important reason is that there is the ADU Grant from CalHFA. You can look up your county's 80% AMI and if you qualify the benefits are pretty good as there is a need for more affordable housing. ADUs are an innovative, affordable, effective option for adding much-needed housing in California. CalHFA's ADU Grant Program has already created more housing units in California by providing grants up to $40,000 to reimburse pre-development and non-recurring closing costs associated with the construction of an ADU.

Well, nothing like getting great feedback from all my posts. Here is another "tidbit" of information to assist you when dealing with an estate. Inheriting a property from a loved one can bring with it a lot of complicated emotions and decisions.

Do you keep it in the family or sell it? If you choose the latter, there are a number of factors to consider before moving forward.

If the property is in probate, there will be a legal proceeding to determine how assets of the estate are handled — and that could take a while. If not, you may be able to move forward with listing the home. If listing a home, please contact me at Anvari Realty, regardless what state it is in as I have tons of referrals.

Here is what you need to consider.:

Potential Taxes: When you sell a property, you’ll typically owe capital gains taxes unless you’re immediately reinvesting the money in a similar investment. Depending on the state where you’re located and where the property is, you may also owe estate taxes.

Remaining Loans: Do any loans exist against the property? This might mean traditional mortgage loans, home equity loans, HELOCs or reverse mortgages. Any of these will likely lead to forfeiting a portion of your sale proceeds to a lender.

Belongings in the Home: If your loved one left behind a lot of belongings (and no plan for them), you’ll need to sort out how to handle them. Will you divide them among family members, host an estate sale or donate them to a local charity?

Repairs and Renovations: Take the home’s condition into consideration. If it’s in disrepair or has not been properly maintained, you may need to invest some money in updates before listing it. Consider having a home inspection done to gauge the home’s condition. I always recommend an inspection because it gives the Seller the upper hand in regards to possible problems from the buyer.

Destination weddings aren't just for those with big money. Destination Weddings can be cheaper than the traditional wedding! 1 in 4 brides have a destination wedding and pay for it themselves! The average cost of a destination wedding is $20,000, which is far less than the national average for traditional weddings. If you're planning a destination wedding, the average percentage of guests who will be unable to attend is about 30-40%, that is of course if you were invited. Typically, a guestlist of 75 to 150 people is considered an "average" wedding size. A good rule of thumb that many wedding professionals agree on is 20% of your invited guests will not be able to attend. So that is why you have you "A", "B" and "C" backups. At all times, Weddings are celebrations of love and commitment. In the end, although 58 percent of couples said they were stressed on the day of the wedding, 90 percent said, despite it all, the good outweighed the bad. Nearly 60 percent said they were able to enjoy their wedding day and 72 percent say it was one of the best days of their life. Everyone's different, but also every wedding is different. For some, a 150k wedding is worth it. For some, a 10k wedding is worth it. For some, no wedding is worth it, and for some, a wedding is worth it no matter the cost.

Just remember that a wedding doesn't have to be big or expensive. It doesn't have to have special venues or flowers or catering. You can get married at a courthouse, or a campsite, or a museum, or a restaurant. The only thing that a wedding NEEDS is you and the person marrying you, and maybe an officiant or witness depending on what kind of wedding you're having. From there you can decide to add what YOU deem is worth it.
