These images capture 3D concrete imaging using Flex Grid on the GSSI Flex NX platform.

By collecting a dense grid of scan data, Flex Grid allows individual post-tension tendons to be visualized within the slab and provides an approximate depth to each target. In these scans, the tendon layout can be distinguished as separate features rather than a single scan line, offering additional context when evaluating embedded conditions.

3D imaging tools like this can be valuable for documenting existing conditions, understanding reinforcement layouts, and supporting planning for future investigations or modifications to concrete structures.

Hey SIRS… we brought scanning tools.

Before you plan repairs or reserves, make sure you actually know what’s inside your concrete.

CoreScanX provides non-destructive GPR scanning so engineers can see rebar, post-tension cables, and hidden conditions before anyone starts drilling.

Less guessing. More certainty.

Concrete scanning isn’t just a step—it’s a process.

Scan → Analyze → Mark → Execute

This workflow ensures that every decision made on-site is backed by real data, not assumptions.

The result: safer work, fewer delays, and better outcomes.

Hitting a post-tension cable or live conduit isn't just a setback — it's a project-stopping, budget-breaking event. GPR scanning identifies exactly what's embedded in your concrete before any work begins, so your team can move forward without the risk.

A quick scan beats a costly fix.

From scan to slice — here's how FlexGrid works.

Our FlexGrid method captures data across a defined grid pattern, then processes it into detailed cross-section slices showing exactly what's inside the slab — depth, spacing, rebar layout, and any anomalies.

What you see on screen directly informs what gets marked on the surface. That's the power of precision imaging.

Hey, SIRS (Structural Integrity Reserve Study)

Board members, this one's for you.

If your condo association exists on or before July 1, 2022, your SIRS deadline was December 31, 2025.

Here's what your board must do after receiving the completed SIRS:

✅ Within 45 days — notify all unit owners the study is complete and available to review
✅ Within 45 days — submit the completed SIRS Reporting Form electronically to Florida's Division of Condominiums
✅ By October 1, 2025 — create your association's online account with the Division of Condominiums, Timeshares and Mobile Homes
✅ Starting January 1, 2026 — fund SIRS reserves annually. This CANNOT be waived.

Missing these steps can expose your board to fines, penalties, and personal fiduciary liability.

Get your SIRS done — engineering demand spikes near every deadline.

Recently completed a balcony scanning project in Naples, Florida.

Our team scanned 5 balconies using Ground Penetrating Radar (GPR) to locate and map rebar and post-tension cables ahead of upcoming work.

The markings shown in the photos helped provide a clear layout of what was embedded within the concrete before any penetrations began.

In elevated concrete structures like balconies, knowing what’s below the surface is critical. Striking rebar or PT cables can create serious safety risks, delays, and costly repairs.

CoreScanX provides accurate concrete scanning for contractors, engineers, and condo associations throughout Southwest Florida.

Hey SIRS — your report is in. Now what?

Most Florida condo associations have completed their Structural Integrity Reserve Study. The deadline has passed. The reports are on the table.

But here's where it gets real.

Reviewing a SIRS report means staring at a list of structural repairs that now MUST be funded and addressed. No more deferring. No more waiving. The work is coming.

And when it does — contractors will be cutting, coring, and drilling into concrete.

What's inside that concrete?

Rebar. Post-tension cables. Conduits. Embedded utilities.

None of it is visible from the surface. And striking any of it means:
→ Emergency repairs
→ Blown budgets
→ Special assessments on your owners
→ Project delays

Before your board approves a single repair contract, make sure your contractor knows exactly what's inside your slabs.

That's what CoreScanX does.

Ground Penetrating Radar scanning for condo buildings across Southwest Florida. Fast response. Detailed reports. We work alongside your engineers and contractors.

Before any core drill touches a slab, the question should always be: what’s underneath?

What’s underneath isn’t always obvious. Rebar, post tension cables, conduit, and utilities are invisible from the surface. One misplaced hole can compromise structural integrity, damage live systems, and bring a project to a halt.

CoreScanX scans first so your crew drills with precision, knowing exactly what’s below, where it is, and how deep it runs.

Drill smart. Not blind.

📩 Schedule your scan before your next core drilling project.

Recently completed a concrete scanning project for a plumbing scope involving the relocation of an existing drain line prior to modifications.

Ground-Penetrating Radar (GPR) was used to assess the subsurface conditions in the work area. The scan identified existing utilities located away from the proposed relocation path, providing the plumbing contractor with confidence to proceed safely and avoid potential conflicts during installation.

Field markings were placed to indicate the general location of detected utilities, supported by scan data and on-site interpretation.

This type of pre-construction verification continues to play an important role in reducing risk and improving decision-making before any cutting or coring begins.
