Federal Shutdown Impact on Real Estate (as of Oct. 1)
The federal government has shut down after lawmakers failed to pass a funding bill. Essential services continue, but government-backed loans are seeing slowdowns.

FHA & HUD Loans
Most new FHA loans are still being endorsed, but programs needing extra underwriter review may face delays. Lenders still have system access, but responses to inquiries are slower.

VA Loans
VA loan guaranty programs continue at reduced capacity. Processing is ongoing, but timelines may lengthen if the shutdown persists.
