Over a year. Two previous listings. And a seller who had almost given up hope. ๐
When this client first reached out to me, he was frustrated. Discouraged. He'd done everything he was supposed to do โ trusted the process, worked with some great agents โ and still couldn't get his home sold. For over a year, 912 Folds Road just sat there while his plans to move out of state were stuck on hold.
He came to me not knowing what else to try. And honestly? That kind of trust โ from someone who has already been through the wringer โ means everything to me.
Sometimes all it takes is a fresh set of eyes, a different marketing approach, and a repositioning in the market to find the right buyer. That's exactly what we did.

That's where this story begins.
After a frustrating experience that left them with more questions than answers, these sellers reached out to me and asked a simple question: what happened? I didn't have all the answers for what went on before โ but I knew exactly what I was going to do differently.
They decided to interview a couple of agents before making their decision. I showed up and did what I always do โ laid out the data, shared an honest assessment, walked them through my marketing plan, and told them exactly how I work. No fluff. No pressure. We listed this stunning 4 bed / 2.5 bath home in Creekside Golf & Country Club with professional photography and a write-up that actually did the home justice. Then I went to work.
22 days later, we had it under contract. A few weeks after that, it closed seamlessly.
But the moment that stuck with me? The text that came in right after the listing went live:

I am so grateful this one is done. Let me tell you why. ๐ค
77 days from contract to close. Not because the home wasn't ready. Not because the deal fell apart. Because of delay after delay after delay โ and a complete lack of communication from the lender.
I always say: speed bumps happen. Adjustments have to be made. I get it โ real estate is rarely perfectly smooth. What I will never understand is going silent when things get hard. When there are delays, your clients deserve to know. Your agent deserves to know. Silence doesn't make the problem go away โ it just makes everyone's job harder.
Honestly? At times this one felt like a bad dream you couldn't wake up from.
But here's what I also know: quitting wasn't an option. My seller โ First Class Construction โ trusted me with this beautifully renovated home, and that trust means everything. So we kept negotiating. Kept fighting. Kept pushing through every obstacle until we got to the finish line.
And we did. 185 Enterprise Drive is CLOSED. โ
My seller gets to move on to his next project. The buyer is going to absolutely love this home. And at the end of the day, that's what it's all about.

1249 Center Point Road in Temple is officially closed and I couldn't be more grateful for the trust my seller placed in me to get this done.
3 beds ยท 2 baths ยท 1,732 sq ft on 1.47 wooded acres โ no HOA, a covered back deck, and all the big-ticket items already taken care of. A great home that deserved a great buyer. That's exactly what it got.
