A major brand delivers distribution, loyalty members, and a recognizable promise at the curb. What it will never do:
- Manage your daily payroll
- Push rates when a festival announces dates in your market
- Build the on-site culture that turns one stay into ten
The brand is an amplifier. If the operation underneath is disciplined, the flag amplifies performance. If it's sloppy, the flag amplifies the sloppiness, at a prestige price point.

Most hotel projects don't die on concrete and steel. They die on the costs nobody can see.
Three of the worst offenders:
1. Permitting drag. Three to six extra months of zoning reviews means months of loan interest with zero revenue to offset it.
2. Unaligned stakeholders. When the design team, GC, and future operator work in silos, you pay for the redesigns. A stunning restaurant layout that forces servers into inefficient walking patterns is a labor cost you'll carry forever.
3. An overly optimistic pro forma. Feasibility studies are great at modeling stabilized performance. They're terrible at modeling the pre-opening phase, which is exactly where capital gets burned.
The budget rarely breaks at the ribbon cutting. It breaks 18 months earlier, quietly.

Strong operator + average flag = market leader.
Weak operator + premium flag = underperformance.
