If you’re house hunting in New York or New Jersey, chances are you’ll come across co-ops—especially in Bergen County, Hudson County, and Manhattan.
But what’s the difference between a co-op and a condo, and which one fits your goals?
Let’s break it down:
🏢 Condos = You own the unit and get a deed. They’re usually more flexible with renting, and monthly fees go toward building maintenance and amenities.
🏠 Co-ops = You’re buying shares in a corporation that owns the building. You get a proprietary lease—not a deed—and must be approved by the co-op board to buy, sell, or rent.
💰 Co-op prices often seem more affordable, which attracts buyers—but be careful:
• Monthly fees are typically higher because they include property taxes and building costs.
• Most co-ops do not allow subletting or leasing.
• They’re owner-occupied only, so they’re not ideal for investors or buyers who may want more flexibility later.
📉 Buyers often focus on the lower price and overlook the strict rules that can limit resale or rental options.
💡 Co-ops also require a 3:1 or 4:1 income-to-expense ratio—meaning your income must be 3–4 times your total monthly housing costs. Approval is not guaranteed.
