Sellers like to see “clean offers” and it gives a buyer a leg up on their competition of other buyers. That’s limiting the contingencies. Waiving mortgage contingency (that means if your mortgage falls through) seller can get your deposit. Another way to make a stronger deal without increasing the price is increasing your deposit. You can waive inspection on your offer as well. I recommend when you are really serious about house and you want to protect yourself with an inspection, bring someone to your showing that is in the contractor/inspection field that can give a mini informal inspection.

Myth: Zillow Zestimates and online calculators are exact.
Fact: Online tools miss neighborhood details. Local agents use a Comparative Market Analysis (CMA) to look at recently sold homes for accurate pricing. Zillow Zestimates are not good at factoring in sqft correctly or a renovation /updates of a home. Best way to get a better gauge of a home value is talk to an agent like me that knows the market and the comparable homes well.
Myth: You need “perfect” credit to qualify.
Truth: While top-tier credit (750+) unlocks the best rates, many borrowers qualify for FHA loans with scores as low as 500 (if they can put 10% down) or conventional loans with scores in the 620s
