🏡 Florida Property Tax Updates for 2026 — What Homeowners Should Know

There’s a lot of talk in Florida right now about changing property taxes, and 2026 could bring some important updates for homeowners.

Nothing has changed yet — but here’s what’s being discussed and why it matters to you.

✅ What’s being proposed

Florida lawmakers are exploring ways to lower property taxes on homesteaded homes (your primary residence). Some of the ideas include:

• Reducing or eliminating certain non-school property taxes

• Increasing homestead exemptions

• Letting homeowners keep more tax savings when they move

If these proposals move forward, voters would have the final say in a future election.

🏠 What is the Homestead Exemption?

If you live in your home full-time and it’s your primary residence, Florida likely gives you a homestead exemption. In simple terms:

It lowers the taxable value of your home and less taxable value = lower property taxes! Currently, most homeowners get up to $50,000 off their assessed value

Example:
If your home is assessed at $400,000, you might only be taxed as if it’s worth $350,000.

Some of the new proposals would increase that exemption, which could lower taxes even more.

📉 What is “Save Our Homes” (and why it matters)?

Save Our Homes is one of the most valuable protections Florida homeowners have.

Here’s how it works:

It limits how much your property’s assessed value can increase each year.

Even if home prices rise quickly, your taxable value can only go up by 3% per year (or inflation — whichever is lower)

That’s why long-time homeowners often pay much less in property taxes than someone who just bought a similar home next door.

Right now, when you sell your home, you only get to transfer part of that tax savings to your next home.
One proposal would allow homeowners to keep more — or even all — of their Save Our Homes benefit when they move.

📌 Why this matters

If these changes happen, they could:

1. Lower annual property tax bills

2. Make it easier to move without losing tax protections

3. Help long-term homeowners keep housing costs predictable

These discussions are still ongoing, but they’re worth paying attention to — especially if you plan to stay in Florida long-term or move within the state.

🏡 If you're thinking about buying in Windermere this year, here's why waiting might cost you more than moving now.

The perfect time doesn’t exist. But a market with breathing room does—and that’s what we’re seeing right now.

➡️ Why this matters for buyers:

🔹 More time + more leverage. Homes in Windermere have been taking around the mid-80s days to sell recently (not “12 hours”), which means you can tour thoughtfully, inspect thoroughly, and negotiate terms that protect you.

🔹 Market conditions are closer to balanced. In the Orlando area, “balanced” is typically defined around 6 months of supply, and recent data has been in that neighborhood.

🔹 Rates may be less volatile than last year. Florida Realtors’ chief economist has pointed to a “near-6%” environment for much of 2026—still not “cheap,” but meaningfully different than the higher range we saw in 2025.

Bottom line: Timing the market perfectly is a myth. But understanding the market you’re in—and moving when it fits your life and risk tolerance—is strategy.
