Post engaging stories, like polls, quizzes, questions, and stickers. Use a simple call to action to encourage people to message you.

Engage with others in your area

Engage (LCS): Like, comment, and share posts you find interesting from others in your community.

DM: Start conversations with people in your area. Ask about their favorite (or least favorite) thing about their neighborhood.

Then, let the conversation flow from there. Don't forget to move promising conversations offline. Buy them coffee or invite them to local events.

Run Ads: The fastest, most reliable way to attract people looking to buy or sell is through ads. Run simple, cheap Facebook lead form ads to capture their details so you can follow up later.

2. Poor Follow-up: Be the FIRST agent to contact a lead! Follow up within 5 minutes, then 1 hour, 3 hours, and 24 hours.

Most people work with the first agent they talk to.

If they're shopping around, they're likely opting in to other agents' lead forms too.

Be the first to connect and win the listing!

To avoid seeming desperate, use the 3-2-1 method:

Week 1: Follow up 3 times.
Week 2: 2 times.
Week 3: 1 time.
Then, add them to your monthly newsletter.
