🏡 EARLY OCCUPATION: CONVENIENT, BUT DON'T SKIP THE FINE PRINT!

Did you know that moving into a property before registration at the Deeds Office can create risks for both buyers and sellers?

Many buyers need accommodation before transfer is finalised, while some sellers have already relocated. Although early occupation can be a practical solution, it's important to remember:

✅ The property still legally belongs to the seller until registration - keep your property insured

✅ Maintenance and damage responsibilities must be defined
✅ Renovations before transfer can be risky for buyers - don't do it

One of the biggest mistakes people make is treating early occupation as a simple handshake agreement. Without clear terms in the Offer to Purchase, disputes can arise quickly if transfer is delayed or the transaction falls through.
