Renovations seem to taking prevalence to building or buying a new home. I see many home owners opting to upgrade what they currently have instead of buying or building something new.
While renovating can seem like the "fun" option or the "easy way out", too many homeowners dive into renovations headfirst, only to get hit with massive delays, unexpected expenses, and endless headaches.
Here are three often overlooked, critical factors to consider before you start renovating:

1. Compliance to National Building Regulations. If you are planning an extension to your house, you cannot just start building. You MUST submit plans to the local council for approval, and by law, those plans have to be drawn up and certified by a registered professional. Building without council approval can lead to heavy fines, or worse, a forced demolition when you try to sell the house later.

2. Budget. A common mistake is budgeting based on the retail cost of materials alone. Buying luxury tiles or high-grade bricks is only half the battle. High-quality finishes require highly skilled, professional labour to install them correctly. If you cheap out on labour, you end up paying double to have a professional tear it out and fix it later.

3. Time. A home extension or major renovation is not a casual DIY project. It is a highly complex logistical operation. It requires full-time, dedicated site supervision to manage timelines, deliveries, and trade coordination. If you don't have the time to supervise it daily, errors multiply fast.

Tip: Always, always keep a 15% to 20% financial buffer on top of your renovation budget. The moment a wall comes down, old structural issues or hidden wiring problems can appear. Your budget needs to be ready for the unexpected.
