High-quality finishes require highly skilled, professional labour to install them correctly. If you cheap out on labour, you end up paying double to have a professional tear it out and fix it later.

3. Time. A home extension or major renovation is not a casual DIY project. It is a highly complex logistical operation. It requires full-time, dedicated site supervision to manage timelines, deliveries, and trade coordination. If you don't have the time to supervise it daily, errors multiply fast.

Tip: Always, always keep a 15% to 20% financial buffer on top of your renovation budget. The moment a wall comes down, old structural issues or hidden wiring problems can appear. Your budget needs to be ready for the unexpected.
