Are you thinking of buying a new home? It's the weekend and you probably scheduled to view your new potential house today and the first impressions from pictures most likely got you interested and you are so excited but at the same time anxious, emotions and thoughts are running through your mind and you are just not too sure of what to look out for, particularly the Red flags?

Today we have 5 tips 📝 you need to look out for during property viewing.

1. Structural and foundation problems - Look for cracks and signs of instability in the structure, particularly around the door frames and corners. How old is the roof? You might need to hire a structural engineer to assist you

2. A few weeks back, we gave tips to home owners on painting the house before viewing to boost potential buys BUT as a buyer you much look out for random paint jobs on a portion ot the wall or ceiling. This might be a signal that the seller is trying to hide something like mold, quick plastering over cracks.

3. Structural workmanship - Be diligent when checking the workmanship around plumbing, drainage, electrical wirings and fittings. doors etc. Most poor workmanships are discovered after you buy a house. Inspecting the property with a qualified artisan is highly recommended.

4. Neighbourhood condition - In real estate we say when you buy property, you buy the neighbourhood too. Buying property in a dilapidated neighbourhood or one whose crime rate is on the rise might prove to be costly in the near future so research on the neighbourhood demographics, current and upcoming projects, how many homes have been sold in that neighbourhood? A good realtor like us, will have this information on hand 🙂

5. Odours - Controversial as it might be, if you observe that each room and space has scented candles, air fresheners and windows fully open during winter, you must be concerned. But why is a pleasant smell a red flag? It might mean that the seller is trying to mask some bad odours within the home and you just need to investigate further and be sure this is not the case
